Nate Sonoskey is a Development Manager at Blue Lantern Development, an Owners Representation/Development consulting company, and CEO & Founder at Fast Permits, helping Arizona’s leading firms get their permits approved in record time. Nate has 15+ years of development, architecture, and project management experience, and managed more than 50 projects across the U.S. totaling over 2 million SF and $1 billion in project costs, including office, mixed-use, commercial, multifamily, hospitality, industrial, and retail.
Nate is an active member of ULI, NAIOP, City of Phoenix Village Planning and Development Advisory Boards, and Valley Partnership. In his spare time, Nate loves spending time with his wife and 2 boys, traveling, playing and watching sports, and listening to audiobooks.

SHELBY JM DUPLESSIS | Founder & Managing Partner | Diversified Future
Passion, purpose and positivity describe Shelby Duplessis’ philosophy on work and life. As founder and managing partner of Diversified Future, Shelby exercises her business acumen to strategically look into the future of growth and improvement to enhance the quality of life for cities, municipalities, residential and commercial development. A civil engineer by training, and Leadership in Energy and Environmental Design (LEED) accredited, Shelby uses sustainability, forecasting, collaboration and leadership to enhance her career and mentor others, especially women, to help them succeed in their chosen careers. Deeply committed to making a difference in her community, Shelby is active in many local volunteer groups including past Honorary Commander and current Blue Blazer at Luke Air Force Base, Leadership West, Charter 100, Speak Up, Stand Up, Save a Life, Phoenix Children’s Hospital Board Member, Founder of Passion to PowHer and recently served on the City of Peoria Design Review Board, General Plan Update, Bond Review Committee and on the Peoria Historic Preservation Commission for over 20 years, plus others. She was named Outstanding Business Woman of the Year in 2022 by Phoenix Business Journal, recipient of People & Projects to Know in 2023 by Arizona Big Media, and is an expert local and national speaker for IMN, BisNow and Phoenix Business Journal in addition to others.

BENJAMIN L. TATE | Land Use Zoning Attorney | Withey Morris Baugh
Benjamin Tate is a land use and zoning attorney with Withey Morris, PLC. A second-generation Arizona native with deep roots in the Valley, Benjamin uses his extensive knowledge of development processes in municipalities and counties across the Valley and Arizona to guide developers and property owners through every aspect of real estate development, from land use entitlements and zoning to site plan and design review.
A problem-solver by nature, Benjamin works with his clients to effectively design and position development projects to anticipate and address potential issues, and leverages his relationships with community leaders, municipal staff, and elected officials to build the consensus that is essential for a successful project. He has been recognized by his peers for excellence in the field of land use and zoning law multiple times, including Best Lawyers “Ones to Watch”, Southwest SuperLawyers “Rising Stars”, and Arizona Commercial Real Estate (AZRE) Magazine’s “Emerging Leaders”.
Benjamin earned his law degree from the University of Arizona James E. Rogers College of Law in May 2012 and his undergraduate degree from Santa Clara University in 2007 with a double major in economics and political science. Outside of the office, Benjamin likes to cook, ride bikes, and spend time with his wife and two daughters. He is also an avid weightlifter, swimmer, and outdoorsman.

ROGER THEIS | Vice President of Development | Harvard Investments
Roger Theis is a Vice President of Development with Harvard Communities (Harvard Investments). He is responsible for actively managing a project starting with due diligence and entitlements, then development and disposition. He helps create legacy projects through the development of special places people want to call home. Theis previously served as Vice President of Land for the Arizona division of Brookfield Residential. A native of Minnesota, Theis received a Bachelor of Science degree in civil engineering from North Dakota State University. He spent the first part of his career working in project management and leadership roles for civil engineering firms. Theis is active with industry groups including WESTMARC and Valley Partnership.
